Before the Rain: A Quick Prep Checklist

• Clear gutters and downspouts so water is directed away from your roofline and foundation instead of pooling.
• Check your roof for damaged or missing shingles/tiles and have any obvious issues repaired before the first storm, not after.
• Inspect window and door seals for gaps that let wind-driven rain in.
• Check grading around your foundation — ground should slope away from the house, not toward it.
• Look at crawl spaces and basements for existing dampness before it gets worse under sustained rain.

If Water Gets In

The clock matters more than almost anything else once water intrudes. Move quickly:

• Stop the source if it's safe to do so, and remove standing water as soon as possible.
• Run fans and a dehumidifier on the affected area — aim to have it fully dry within 24-48 hours.
• Pull up wet carpet padding and remove soaked, porous materials that won't dry out in place.
• Photograph the damage as you go, for insurance purposes.

When to Bring in Independent Testing

Not every rain event needs a test — if water was minor and fully dried within a day or two, you're often fine. Testing is worth it when water sat for longer than that, soaked into drywall, insulation, or carpet, or when you notice a musty smell afterward and want a clear answer instead of a guess. It's also worth it if the affected area is now enclosed behind repaired drywall — once it's closed up, a visual check alone can't tell you what's happening inside the wall.
