Independent Mold Testing in Los Angeles

Most mold inspections in Los Angeles are performed by companies that also sell mold removal. Eco Sure Testing does not. We test, we document, and we hand you the results — with nothing to sell you afterward.

The Problem With a “Free” Mold Inspection

Search for mold testing in Los Angeles and most of the results will offer a free inspection. The offer is real and the technician who shows up may be excellent at the job. But that single visit produces two documents: a description of what was found, and a quote to remove it. Both come from the same company, and the second one gets larger as the first one gets worse.

This is not an accusation of dishonesty. It is a structural problem. When the party diagnosing the issue is also the party paid to fix it, there is no way for a homeowner to independently verify the diagnosis — and no way for the company to prove it was impartial, even when it was.

What Independent Testing Actually Changes

Eco Sure Testing performs no remediation work of any kind. We do not subcontract it, we do not take referral fees for it, and we do not have a removal division. Our entire fee is the same whether your samples come back clean or catastrophic.

That means the report you receive is a measurement, not a sales document. If your property is fine, we will tell you it is fine — and that outcome is worth paying for, because it is the one a remediation company has the least reason to deliver.

Who Hires an Independent Mold Tester

  • Homeowners who were quoted a large remediation job and want a second opinion first
  • Renters documenting a habitability issue where an impartial report carries legal weight
  • Landlords and property managers who need defensible documentation of a unit's condition
  • Anyone who has already paid for remediation and needs it independently verified

Already had remediation done? See our post-remediation clearance testing page — verifying someone else's cleanup is one of the clearest cases for hiring an independent tester.

How to Read a Mold Report

The single most important number in your report is not your indoor spore count on its own.

Outdoor air always contains mold spores. Every property, everywhere, all the time. A raw indoor count is therefore meaningless in isolation — it only becomes informative when compared against an outdoor control sample collected at the same property on the same day.

What matters is whether your indoor levels are elevated relative to outdoors, and whether the mix of species indoors differs from what is drifting around outside. A markedly different indoor species profile is often the strongest indicator of an active indoor growth source, even when total counts look unremarkable.

Every Eco Sure Testing report includes the outdoor control and explains the comparison in language you do not need a science background to follow. If you have a report from another company and cannot make sense of it, send it to us and we will walk you through what it says.

Common Questions

What does independent mold testing mean?

It means the company that tests your property does not perform mold removal. Because we earn nothing from remediation, our findings carry no financial incentive to report more mold than is actually present.

Why do remediation companies offer free mold inspections?

The inspection is genuinely free, but it produces both a diagnosis and a repair quote from the same company. That is a structural conflict of interest, not necessarily dishonesty. Independent testing removes the question entirely.

Do you remove mold if you find it?

No. Eco Sure Testing performs testing, sampling, and reporting only. If remediation is needed we will explain what the report indicates so you can hire a qualified contractor of your choosing.

Will my report include an outdoor control sample?

Yes. Indoor spore counts are only meaningful when compared against outdoor air collected the same day at the same property. A report without an outdoor control cannot tell you whether your indoor levels are actually elevated.
